The Essentials When you move in, your apartment should have working light bulbs as well as smoke and carbon monoxide (CO) detectors that are operational and have fresh batteries. Replacing burned out bulbs, however, is your job. The same goes for testing your detectors monthly and replacing the batteries annually. That said, if a detector reaches the end of its lifespan and starts beeping, it's reasonable to ask your landlord for a replacement. Large Appliances Most major appliances show normal wear issues starting at around 10 years of age. If your refrigerator, dishwasher, washer or dryer, or furnace or air conditioner start having problems, let your landlord know. Your lease should outline which appliance maintenance jobs fall to you. Generally, you can take care of simple tasks such as cleaning your dryer's lint trap and outdoor vent, brushing leaves off your A/C or heat pump's outdoor unit, and changing the filter in your ductless system's air handler. For a ducted HVAC system, find out how the air filter will be changed. Filter neglect raises your energy bills and can eventually shut down your system. These systems also require annual professional maintenance to stay efficient and reliable, so ask your landlord about these. The Plumbing System Leaky pipes and dripping faucets are generally the result of normal wear and tear, so they're up to your landlord to fix. You may need to flush your water heater annually yourself, though. If your garbage disposal or toilet clogs because you threw in something you shouldn't have, it's on you to get rid of the clog, even if it means calling a plumber.
